We combine non-invasive methods: pressure testing to isolate the leaking system, thermal imaging to see temperature changes through floors, acoustic microphones to hear escaping water, and hydrogen tracer gas that rises to the surface directly above the leak. Nothing is opened until the location is proven.
Most domestic surveys take two to four hours. Large properties, external buried mains, or tracer gas work on drained systems can take longer, and your fixed quote reflects the expected scope.

Most buildings policies include trace and access cover, which pays for locating a hidden leak and making good the access. Our reports are written specifically to support these claims.
Usually, but not always in the pipework. Faulty expansion vessels and pressure relief valves discharge water invisibly. We test these first so you do not pay for a floor survey when the fix is a small valve.
Yes. The 5% hydrogen and 95% nitrogen mix is non-flammable, non-toxic and inert. It is the industry standard trace gas and vents harmlessly after the test.
Yes. Ground microphones work through concrete and tarmac, thermal imaging reads the surface above buried pipes, and tracer gas rises through screed and paving. Under-slab leaks are routine work.
Usually, yes. We come from a plumbing and heating background, so once the leak is marked we can quote for the repair, though you are free to use your own contractor with our report.
A tight-system result is a real finding: it redirects attention to condensation, penetrating damp or appliances, and the report documents the proof. We are honest about likelihood before you book.

If water is causing damage, yes: protect the property first. Otherwise leave the system live, because a pressurised leak is far easier to pinpoint than a drained one. We will advise when you call.
We handle tenanted properties regularly and can liaise directly with tenants for access, with reports addressed to the agent or landlord for their records.
Yes. If you can smell gas right now, call the National Gas Emergency Service on 0800 111 999 first. Once the property is safe, our Gas Safe registered engineers trace the escape, repair it and prove the installation tight.
Yes, and a full pool is actually better for testing and safer for the structure. Dye testing, line-by-line pressure testing and tracer gas all work with the water in.
