Leak Detection in Sheffield

Sheffield is our furthest regular city, about 48 miles from Scunthorpe by the M180, M18 and M1, leaving at junction 34 for Meadowhall and the east of the city or following the Parkway into the centre; allow an hour and a quarter. It is a run we make often enough that surveys are booked on the same fixed-price basis as anywhere else, with travel included and a written report suitable for an insurance claim.

Sheffield housing and the leaks that go with it

Sheffield is built on hills, and that changes how a leak behaves more than anything else. Water escaping from a supply pipe on a gradient does not surface above the leak; it follows the pipe trench, the bedding and the made ground downhill and shows itself in a cellar or a garden several houses away. Chasing the wet patch is how floors get dug up in the wrong place. The stone terraces of Walkley, Crookes, Heeley and Hillsborough carry long, shared supply pipes, often lead or galvanised steel, entering through cellars with stone-flagged floors, and every house has been re-plumbed several times over a century.

The large stone villas of Nether Edge, Broomhill, Ranmoor and Fulwood have their own pattern: deep cellars, three or four storeys of plumbing, and conversion into flats, so that a leak in one flat's heating shows up in another's ceiling and two insurers want to know whose problem it is. Parson Cross, Shiregreen, the Manor and Arbourthorne were built as council estates between the wars and after, and Gleadless Valley in the 1960s; these have solid floors with heating pipes buried in screed, where the boiler pressure gauge is the only early warning. The 1930s semis of Ecclesall, Dore and Totley have been extended repeatedly, and the newer developments on the edges of the city bring plastic barrier pipe, push-fit joints and underfloor heating.

Yorkshire Water and soft Pennine water

Yorkshire Water supplies Sheffield, largely from reservoirs in the Peak District and the Pennines, and the water is soft. That is kinder to kettles and cylinders than the hard water we deal with in Lincolnshire, but soft, slightly acidic water has a long-standing reputation for pinhole corrosion in copper pipework, particularly on hot water and heating circuits after several decades. A run of copper that has pinholed once will usually do it again nearby, which is worth knowing when deciding between a spot repair and a re-route. Yorkshire Water's responsibility ends at the external stop tap; the supply pipe from there into the house is the owner's. The company has offered a leak allowance on metered bills after a private repair and has run a first-repair scheme for customer supply pipes subject to conditions; confirm the terms with them and keep our report.

Flats, cellars and insurance

Because so much of Sheffield's housing is converted or terraced, working out which property and which system the water is coming from is often half the job. We identify the system by pressure and flow testing, trace the pipe, pinpoint the leak and put the whole chain of evidence in writing so the trace and access claim goes to the right policy.
