How It Works
Good leak detection is a process of elimination done with the right instruments, not guesswork with a camera. Here is exactly what happens when you call us.
1. Tell us the symptoms
Boiler pressure dropping? Meter spinning? Damp patch? A five-minute phone conversation tells us which methods your survey needs, and you get a fixed price before anything is booked. If it sounds like something that is not a leak, such as condensation, rain penetration or a faulty appliance, we will say so on the phone, free of charge.
2. Systematic on-site testing
On the day we start wide and narrow down:
- Pressure and flow tests isolate which system is actually losing water (heating, hot water or cold mains) and rule out the innocent ones.
- Pipe tracing maps where the pipes really run, so every later reading is taken over pipe, not over guesswork.
- Thermal imaging, acoustics and tracer gas are then deployed as the evidence demands. Most surveys use at least two methods.
3. Pinpoint and prove
We do not call it found until two independent lines of evidence agree. The location is marked physically on the floor or ground and photographed with a scale reference.
4. Report, and repair if you want it
You get a clear explanation on the day, followed by a written report: symptoms, methods, readings, thermal images, photographs and the marked location, formatted for trace and access insurance claims. Because we are plumbing and heating engineers by trade, we can usually quote to repair the leak there and then. You are equally free to hand the report to your own contractor.
What to have ready
- Leave the system as it is. Do not drain it or fix the symptom before we arrive.
- For heating leaks, run the heating for an hour before our visit if you can
- Know where your stop tap and water meter are (we will find them if not)
- Have your insurance policy schedule handy if you plan to claim
