Independent leak detection specialists

Precision leak detection, without the damage

Boiler losing pressure? Damp patch that keeps returning? Our engineers pinpoint hidden water and heating leaks with thermal imaging, tracer gas and acoustic detection: non-invasively, at a fixed price, with an insurer-ready report.

  • Non-invasive: instruments, not crowbars
  • Insurance-ready trace & access reports
  • Fixed prices quoted before we attend
  • Find and fix: heating engineers by trade

How it works

1

Call us

Describe the symptoms and get straight advice with a fixed price on the phone.

2

We survey

Pressure testing, thermal imaging, acoustics and tracer gas as the evidence demands.

3

We pinpoint

The leak is proven by two independent methods and marked on the spot.

4

You get the report

Photographs, thermal images and the marked location, ready for your insurer.

Most leaks are covered by your insurance

Most UK buildings policies include trace and access cover. It pays for locating a hidden leak and for opening up and reinstating floors or walls to reach it. Many of our customers reclaim the survey fee itself.

Every LeakSleuth report is written for claims handlers: methods, findings, thermal evidence and the marked leak location.

Quick answers

We combine non-invasive methods: pressure testing to isolate the leaking system, thermal imaging to see temperature changes through floors, acoustic microphones to hear escaping water, and hydrogen tracer gas that rises to the surface directly above the leak. Nothing is opened until the location is proven.

Most domestic surveys take two to four hours. Large properties, external buried mains, or tracer gas work on drained systems can take longer, and your fixed quote reflects the expected scope.

Typical UK domestic surveys run £250 to £450 depending on scope and methods; see our cost page for a full breakdown. We quote a fixed price before attending.

Most buildings policies include trace and access cover, which pays for locating a hidden leak and making good the access. Our reports are written specifically to support these claims.
