Leak Detection in Doncaster
Doncaster is about 26 miles west of Scunthorpe: the M180 onto the M18, leaving at junction 4 for Armthorpe, Edenthorpe and the east of the town or junction 3 for Lakeside, Bessacarr and the centre, with the A18 through Belton and Hatfield for Thorne, Stainforth and Dunscroft. Allow 35 to 40 minutes. Surveys are booked at a fixed price agreed on the phone, travel included.

Doncaster housing and the leaks that go with it
Doncaster's housing follows its industry. The pit villages, Armthorpe, Rossington, Bentley, Edlington, Askern and Stainforth among them, were built between about 1900 and the 1930s as colliery rows and garden-village estates, and a lot of the original lead, iron and steel services are still in the ground. Decades of mining beneath them left ground that has moved and joints that have been stressed, so a leak in one of these villages is often at a joint or a bend rather than on a corroded straight run. Hexthorpe and Balby have the Victorian railway terraces, with long shared supplies under back yards; Bessacarr has the 1930s and post-war semis and detached houses that have been extended and re-plumbed repeatedly.
Cantley, Intake and Wheatley Hills are largely post-war estate housing on solid concrete floors, with heating pipes in the screed. These houses lose water into the floor for months with nothing visible; the boiler pressure gauge is the only witness. Lakeside, Woodfield Plantation and the newer estates at Rossington and Auckley are 2000s and later new-builds with plastic barrier pipe, push-fit joints and, on many plots, underfloor heating.
The ground changes across the borough. West and south of the centre the sandstone drains, and a supply leak can go unnoticed for a long time. To the north and east, around Bentley, Thorne, Hatfield, Stainforth and Fishlake, the land is low and wet, part of the old Humberhead Levels, and background damp under floors is normal. There a damp meter proves nothing and we rely on meter and pressure evidence with two-method confirmation.
Yorkshire Water and your supply
Yorkshire Water supplies Doncaster. The company's responsibility ends at the external stop tap at the boundary; the pipe from there to the house is the owner's, and so is everything inside. Yorkshire Water has offered a leak allowance on metered bills once a private leak is repaired, and has run a scheme to carry out a first repair on a customer's supply pipe subject to conditions. Confirm the current terms with them directly; our report gives them the location and the nature of the leak.
Landlords, portfolios and insurance
Doncaster has a large private rented sector, and we regularly survey several addresses for one landlord or agent in a single visit, reporting separately per property so each claim stands on its own. Whether it is one house or a street, a hidden leak is normally a trace and access matter for the buildings insurer. Ground movement and subsidence are a different kind of claim; we find the leak, and the report records what we saw, but we do not assess subsidence. The insurance claims guide explains how a leak claim runs.
Which methods suit Doncaster properties
- Acoustic detection and correlation on the iron, steel and lead services of the pit villages and railway terraces.
- Tracer gas for plastic pipe on the newer estates, drained systems, and the wet ground to the north and east where microphones struggle.
- Thermal imaging for heating circuits in the concrete floors of Cantley and Intake, and for underfloor heating at Lakeside.
- Pressure and flow testing before anything else, to prove which system is losing water and to rule out valves and vessels that discharge invisibly.
