Thermal Imaging Leak Detection
A thermal imaging camera sees what your eyes cannot: tiny temperature differences on the surface of floors, walls and ceilings. A leaking hot pipe warms the material around it, and evaporating moisture cools it, so the camera turns invisible plumbing problems into vivid, photographable evidence.
What thermal imaging reveals
- Buried heating pipe routes: the exact line of pipes cast into floors, so nothing is drilled or dug blind
- Leak plumes: a leak shows as heat spreading off the pipe line, unmistakable against a healthy run
- Underfloor heating faults: cold loops, blockages and leaks across a whole floor in minutes
- Moisture and damp: evaporative cooling betrays wet patches inside walls and under coverings before they are visible
- Missing insulation and cold bridging: useful evidence for damp and condensation investigations
Symptom, then confirmation
We are straight with you about what infrared can and cannot do. A thermal camera shows temperature, not water. A cold patch might be damp, or it might be a draught or a cold bridge. That is why every thermal anomaly we find is confirmed with a second method, whether a calibrated moisture meter, a tracer gas test or an acoustic check, before we advise anyone to open a floor. One method finds; two methods prove.
Ideal conditions, engineered
Thermal contrast is everything. For heating leaks we survey with the system hot, having asked you to run it before we arrive; for cold water leaks we create contrast by running the supply. It is a small detail that separates a genuine survey from waving a camera around.
All thermal images are included in your written report: clear, annotated evidence for you, your builder or your insurance claim.
